There are millions of Americans who qualify for a VA home loan yet many are not aware of all of the great benefits they have earned.
If you have ever been on active duty for at least 90 days then you may be qualified. Veterans are also qualified through the National Guard or Reserves with just 6 years of service. There is no limit to the number of VA loans you can have, but you can only have one VA loan at a time.
One of the biggest benefits of a VA loan is that the rates are typically ¼ less than the standard conventional loan.
Others may not inform you of your VA loan benefits as they don't offer Va loans or don't understand the process. However it is to your advantage to use a VA loan - even if you want to put money down.
The VA recently increased their loan limits to $417,000 with a $0 down payment. They allow the seller to pay all of your closing costs. Another great advantage is not having to pay for mortgage insurance - this can save up to a couple of hundred dollars a month. Veterans with 10% or more service connected disability can also take advantage of not having to pay any VA fees on their loan which saves thousands of dollars.
The majority of banks will often try to talk you out of a VA loan. This is because of the perceived difficulty and extra paperwork - both of which are a misconception. Actually, for experienced VA professionals, loans for Veterans are made easy.
The VA has different types of refinances available.
One loan is called a “Streamline Refinance”. This takes your current interest rate and lowers it (providing lower rates are available) with no out of pocket expense. No appraisal is necessary. To Qualify you must have had no late house payments for the last 12 months. The other type of VA refinance allows you to take up to 90% of what your house is worth to pay off your current loan or debts and receive the remainder in cash.
Be careful of mail you receive that promises money back on your current VA loans. There are many scams out there.

They ended up paying $12,000.00 in hidden fees to set up a new loan and escrow. They received a mere $2000.00 back. So please be very careful and remember, if it sounds too good to be true - it isnt true! Just call and ask us about it.
